In 2015, Karen temporarily paused her educational consultancy practice due to professional time constraints, as she travelled the country delivering full-day TRID Rule programs to over 5,000 industry professionals; supported national industry efforts to address problematic issues with the CFPB’s title premium disclosure approach; and wrote a series of detailed educational memos directed to the CFPB, all 50 state governors, insurance commissioners, and state attorneys general.
Through these efforts, Karen expanded her role as a consumer advocate… to include representing the title (settlement) industry professionals who serve them.
In 2025, Karen developed a comprehensive two-part online on-demand Program for the FinCEN Residential Real Estate Final Rule; devoting over 1,200 hours to create an 880-slide ‘Layered Learning’ presentation. Just 18 days after its March 1, 2026 effective date, the RRE Rule was vacated by the U.S. District Court for the Eastern District of Texas – an action appealed by FinCEN and the DOJ.
As part of the FinCEN initiative, Karen reopened her educational consultancy to support individual title agents and small-business title agencies. Even with the RRE Rule (temporarily) paused – demand for professional educational support across other industry topics remains strong. For that reason, we have added two options (individual and business) for virtual (email-based) educational support.
