
In 2015, Karen temporarily closed her educational consultancy practice, due to time constraints. At that time, she was traveling the country providing in-person full-day TRID Rule programs to over 5,000 Industry Professionals; supporting ongoing industry efforts (by ALTA, numerous law firms, and title insurers) to convince the CFPB that its 'muddled math' approach to title premium disclosures was not in the best interests of Consumers; and, when all else failed, stepped in to write a series of educational memos – each 20-25 pages in length – directed to the CFPB as well as all 50 State Governors, Insurance Commissioners, and State Attorneys General.
In short, she resumed the role that first led her to become a leading author/educator within the title (settlement) industry – that of Consumer advocate. This time, however, she advocated with equal fervor on behalf of Consumers and the Industry Professionals who served them.
While we would like to say that this did the trick and the CFPB came to its senses and did the right thing on behalf of Consumers, sadly it was not so. Therefore, Karen continues today to support Title (Settlement) Agents who continue to struggle with explaining to Consumer (Borrowers) the difference between TRID CD title premium disclosures and state-regulated (filed, published, promulgated) actual title premium.
Fast forward a decade and, in 2025 – after 1200 hours of program development spread over an intense 90-day period, using an intricate ‘Layered Learning’ approach – Karen released a multi-faceted FinCEN Residential Real Estate Final Rule online on-demand program. Had she known that – after only 18 days following the March 1, 2026 effective date, the RRE Rule would be vacated by the U.S. District Court for the Eastern District of Texas – she might have rethought her time commitment to this particular project...
Part of the FinCEN multi-faceted program included Karen resuming her educational consultancy practice – targeted specifically to those [individual title (settlement) agents and small-business (micro) title agencies] who needed some extra hand-holding during the FinCEN RRE Rule implementation period. Despite the implementation period being (at least temporarily) halted – FinCEN and the DOJ filed an appeal to overturn the lower court decision – a steady stream of inquiries about Educational Support on a wide variety of other industry issues continued to grow.
